THE SITUATION

After calling 3055 Hastings home for nearly 20 years, my sellers had a clear choice. I presented a plan for minor improvements that could net an extra $100,000. Their decision was immediate and absolute: "We value our lifestyle more. No improvements. No staging. No disruption." There is no wrong answer, but this choice presents the ultimate strategic challenge. For most, a "20-year-lived-in" property is a code word for a fire sale. The market is filled with sellers who accept a lowball price in exchange for an easy exit. The challenge was to honor our client's non-negotiable request for convenience without sacrificing their premium. We had to prove that methodology could deliver a top-tier price for an unstaged, as-is home in a market where staged homes were sitting unsold.

The property went under contract in 4 days with a non-contingent offer. While we had a strong offer in hand, our initial discussions revealed an opening, and we successfully negotiated the price higher for our clients. While this was happening, all four of its primary competitors, most of them staged and renewed, were still sitting on the market. By the time we closed, they remained unsold, averaging over 60 days on the market and taking an average of $160,000 in price reductions. Our sale price of $679 per square foot beat the 2025 average for all 3000+ sqft homes (including fully renovated ones) by over 3.5%. This achievement ranks in the Top 10 for all of 2025, proving that methodology outperforms hope and that convenience, when paired with strategy, can command a premium.
